Most space & amenities per dollar

What a rent dollar actually buys, counting both the floor area and what comes with it. Each amenity is priced in square feet — 30 ft² for one inside the apartment, 18 ft² for one shared with the building — so space and amenity depth add up in a single unit, and the total is divided by the rent, then leaned toward size: a flat per-dollar ratio is rent-driven and ranks nothing bigger than average, so the score is scaled by the square root of how large the home is against a typical one on the board. Size leads; amenity depth decides the near-ties. Only properties whose quoted rent and quoted floor area belong to the same apartment are ranked — a ratio built from two different units is not a value.

Effective ft² = sqft + 30 × in-unit amenities + 18 × property amenities. Value score = (effective ft² ÷ 1,700)0.5 × effective ft² ÷ rent × 1,000 — effective square feet per $1,000 of rent, leaned toward size. The weighting factor is 1 at a median-sized unit (1,700 effective ft²). Source: verified walk-in closet, rent ≤ $5,000, sqft ≥ 1,000.
