The three hard rules
Three hard requirements: a verified walk-in closet (custom built-ins preferred; Tier 2 may substitute large closets plus a full amenity package), an in-unit washer/dryer, and a pet-friendly building — all three show per card (✓ verified · ~ confirm with the property). Two nice-to-haves — a dedicated laundry room and a kitchen walk-in pantry — are desirable but not gating; they show as highlighted chips where confirmed.
Tiers
Tier 1 gate: a specific 1,300+ sq ft 2-bed/2-bath or 1-bed/2-bath plan verified AND its walk-in closet confirmed. Tier 2: 1,050+ sq ft — or a spacious 1-bed/2-bath at 1,000+ sq ft — where walk-in is highly likely, or where large closets are paired with a full luxury amenity package (closet status shown honestly per unit — "large closets, not a walk-in" where that's the case).
Reading a card
Tap the sq-ft badge or the Walk / Transit / Bike row on any card to open that complex's official page; the Map view plots every filtered result. Ceiling height is shown, filtered (Ceilings 12ft+ ), and sortable only where a specific figure is published on the official site or listing — a blank ceiling means the height wasn't published, not that it's low.
Chip definitions
Amenity chips (Built-ins, Laundry room, Pantry, Pilates, Ping pong, Sauna, Steam room, Saltwater pool, Hot tub, High floor, Pickleball, High ceilings) appear only when verified on the official site — blanks mean unconfirmed, not absent. More baths than beds matches a property where a single published plan label states more bathrooms than bedrooms (a 2 bed / 2.5 bath, say) — the bath count is never borrowed from a different plan, and a plan label that omits baths simply doesn't match. Resort-style pool accepts the whole published resort/hotel register — resort-style, resort-inspired, resort pool, hotel-inspired pool — but only where the same line also names a pool, lagoon, lazy river or sundeck, so a resort-style spa with no pool doesn’t qualify and a plain Pool is never upgraded. The four Work chips read the published amenity lists the same way: Coworking space takes coworking/co-working, shared or flex workspace, business lounge and cyber lounge; Conference room takes conference, board, huddle and private meeting rooms; Private office takes private offices, executive suites, phone booths and study rooms; Home office / den comes from a den, office nook or built-in desk in the unit features. Pilates studio confirmed at The Mia (reformers + dedicated room); ping pong confirmed at Optima Kierland.

Walk / Transit / Bike are Walk Score® values for the street address. Floor-plan images for Selene, Bell Terminus and Hardware are embedded as self-hosted data-URIs (no external dependency); the rest use interactive plan viewers, so those link to the official plan. Rents change daily; overall ratings are a 1–10 editorial read of verified attributes.
